Developer Aldo Stark has secured a buyer for a mansion in Stone Creek Ranch, listed at $45 million. This transaction marked the highest-priced luxury contract signed in Palm Beach County last week, according to Douglas Elliman’s Eklund-Gomes team.

Between September 15 and September 21, buyers signed contracts for 11 luxury properties in Palm Beach County. The total asking price for these homes reached $103.9 million, with an average of 72 days on the market. This is an increase from the previous week’s total of $53.6 million across the same number of homes.

The Eklund-Gomes team tracks signed contracts for single-family homes and condos listed at $3 million or more on the Beaches MLS. Last week saw 37 new listings added, bringing the active listing count to 1,017.

Of the properties that found buyers during this period, nine were single-family homes and two were condos. The pending condos have an average asking price of $8.8 million—about $1,499 per square foot—and spent an average of 31 days on the market.

Single-family homes accounted for $95.1 million in asking dollar volume and averaged 114 days on the market, with an average asking price of $10.6 million.

The most expensive property under contract was Stark’s mansion at 9200 Rockybrook Way in Stone Creek Ranch—a gated community near Delray Beach in unincorporated Palm Beach County. The home measures about 17,800 square feet and sits on a 2.7-acre estate built in 2017. Features include seven bedrooms, ten bathrooms, two half-bathrooms, a theater, wine room, gym and sauna, guest house, pool and cigar lounge.

Stark purchased this property in January for $26 million from the Cafaro family of Ohio; William M. Cafaro is recognized as a pioneer of American malls. The mansion was listed for sale at $45 million in March by Senada Adžem with Douglas Elliman.

The second-highest priced contract last week was a waterfront home at 13209 Rolling Green Road with an asking price of $8.5 million. Located near North Palm Beach on a 1.2-acre lot with Intracoastal Waterway frontage, it features five bedrooms and five bathrooms among other amenities. Dr. Gregory Delange bought it last year for $6.8 million; Michael Ivancevic with Illustrated Properties has that listing.
