A home in Boca Raton’s St. Andrews Country Club neighborhood led luxury real estate contracts in Palm Beach County last week, according to a report from Douglas Elliman’s Eklund-Gomes team. Between October 6 and October 12, buyers signed 10 contracts for properties listed at $3 million or more, totaling $47.6 million in asking price. The average time these homes spent on the market was 263 days.
This marks a decrease from the previous week, when 19 contracts were signed for a combined asking price of $71.5 million.
The Eklund-Gomes team’s report tracks contracts for single-family homes and condos in the Beaches MLS priced at $3 million or above. The report noted 49 new listings and a total of 1,065 active listings in the market.
Of the properties that went under contract last week, nine were single-family homes and one was a condo. The condo, which is asking $6.5 million or $2,311 per square foot, spent 541 days on the market before finding a buyer.
Single-family homes accounted for $41.1 million of the total asking volume, with an average market time of 91 days and an average asking price of $4.6 million.
The highest-priced property to go under contract was a 7,600-square-foot house at 17153 Ericarose Court in Boca Raton, listed at $9.5 million. Property records identify the owner as David Kreiss, president of KM2 Solutions in Palm Beach Gardens. Kreiss purchased the home in 2020 for $4.7 million. Built in 1988 on nearly one acre, the property includes five bedrooms, seven bathrooms, and a pool. The listing went live in September and is represented by Jeannine Patricia Morris and Blake Benjamin Morris with Lang Realty.
The second-highest pending sale was unit A2 at One Royal Palm Way, located at 100 Royal Palm Way in Palm Beach. The condo is listed at $6.5 million and spans 2,810 square feet with three bedrooms and three bathrooms. Records show it is being sold by the trust of Elizabeth Bowden, who bought it with her late husband Charles W. Bowden Jr. for $600,000 in 1994. The unit was initially listed at $9.3 million in 2023 and is represented by Dana and Paulette Koch with the Corcoran Group.
