CC Homes has acquired a 152-acre development site in Davie for $50 million, where it plans to build 151 single-family homes. The property is located at the northeast corner of I-75 and the Royal Palm Boulevard exit ramp. Records and information from real estate database Vizzda show that KBNP, an affiliate of Turnberry led by Jackie Soffer, was the seller.
The homes will be designed by MSA+ and are expected to range from 3,400 square feet to as large as 6,000 square feet with additional rooms. Lot sizes will be between 20,000 and 25,000 square feet. Jim Carr of CC Homes stated in June that construction and sales would begin this year, with base prices set between $1.6 million and $1.8 million.
This new project is named Estates by Turnberry. It represents a shift from Turnberry’s earlier plan for the site more than ten years ago, which had called for offices, retail space totaling two million square feet, and a hotel.
Approval for the project came through several local government steps: the Davie Planning & Zoning Board approved it on April 8; preliminary approval was given by the town council on May 7; final approval followed on May 21. The council also agreed to establish a community development district (CDD) for the project. CDDs are often used by developers to finance infrastructure such as roads or water connections through bonds repaid via assessments on future homebuyers.
At a May town council meeting, Davie Mayor Judy Paul noted her opposition to an earlier proposal for a large shopping center at this location—a reference to Turnberry’s original plan.
Turnberry’s previous project on this land stalled after KBNP acquired its mortgage in 2012 following foreclosure proceedings initiated by KeyBank.
CC Homes was established over fifteen years ago by Armando Codina and Jim Carr in Coral Gables. Codina also leads Codina Partners with his daughter Ana-Marie Codina; their projects include Downtown Doral and Beacon Logistics Park in Hialeah. Carr previously founded Westbrooke Communities in 1976 before selling it in 1998 but continued as president until 2001 when he started Carr Residential I.
CC Homes recently completed Pine Rockland Estates near Coral Gables; all homes there have been sold according to its website.
Other recent development activity in Davie includes BSD Capital’s July purchase of a nearly five-acre site for $16 million at South State Road 7 where it plans The Core—a mixed-use complex with apartments, retail space, and offices—and a $67.5 million construction loan secured by another developer group for an apartment complex featuring workforce housing options at Davie Road and Southwest 37th Street.
