Developers have filed plans for two major residential towers in Miami under the Live Local Act, aiming to deliver a combined total of 791 units across the Wynwood Norte and Overtown neighborhoods.
In Wynwood Norte, ABH Developer Group, led by Alexis Bogomolni, has proposed Wyn Park, a 36-story building with 293 apartments. The project is planned for multiple parcels at 3311 and 3327 Northwest Second Avenue, as well as 169 Northwest 33rd Street and 182 Northwest 34th Street. According to city filings, the building would be designed by Modis Architects and feature a nine-story parking podium with commercial space. The apartments will include studios, one-bedroom, and two-bedroom units. Of these, 117 apartments are slated for below-market rate rents to comply with the Live Local Act’s requirement that at least 40 percent of units be affordable for households earning up to 120 percent of the area median income (AMI).
In Overtown, an entity associated with Alan Omsky, co-founder of KYU restaurant, has submitted plans for a 55-story tower at 1210 Northwest Second Avenue and nearby addresses. Designed by Kobi Karp, this building would have 498 apartments, including 200 at below-market rates—also meeting the Live Local Act’s affordability mandate. The mix includes studios, one- and two-bedroom units, as well as 200 micro-units each measuring over 275 square feet. The application does not specify if the micro-units will be among the affordable rentals. The project will rise above a nine-story podium featuring murals of Overtown residents painted by artist Yana Volf.
Both proposals are scheduled for review by the Miami Urban Development Review Board at its upcoming meeting.
The Live Local Act was enacted in Florida in 2023 to encourage developers to build larger projects that include affordable housing. It requires that designated affordable units remain available for qualifying households for at least three decades.
ABH Developer Group was founded in Miami in 2021 and is involved in real estate investment and development projects throughout South Florida. Its website notes other developments in Bay Harbor Islands, Hollywood, Wynwood, and Wynwood Norte. The Wyn Park proposal appears larger than earlier versions described on ABH’s website, which had previously listed it as a mixed-use project with only 120 units.
The company has been active in Wynwood Norte with projects such as Wyn Ave—a six-story building with 44 apartments and retail space—and W35—a five-story structure with 24 apartments and retail space.
Wynwood Norte is an area adjacent to Wynwood that was designated as a district by city officials in 2021 to encourage development while preserving neighborhood character. The district covers roughly 140 acres between Northeast and Northwest 29th Street and 36th Street, from North Miami Avenue to Northwest Seventh Avenue.
Overtown is undergoing redevelopment after its historic role as a commercial and cultural hub for Miami’s Black community. Recent affordable housing efforts there include Courtside Apartments II—a $58 million project led by Housing Trust Group and NBA Hall of Famer Alonzo Mourning’s nonprofit AM Affordable Housing—which will provide 120 affordable apartments in two seven-story buildings at nearby sites.
The area is also seeing luxury development activity. In summer of last year, PMG partnered with Lion Development Group and Lndmrk Development to launch sales of One West Twelve Residences—a planned 22-story condominium project offering 372 short-term rental-friendly units at 105 Northwest 11th Terrace.
