An Italian restaurant and an optical boutique are set to open at Downtown Doral. Limoncello, operated by the Mingrino and LaSpada families, has leased 4,100 square feet, while Eye Culture, which provides eyewear and eye care services, has taken a 1,100-square-foot space. Both businesses will be located at 8550 Northwest 53rd Street in Doral.
This will be Limoncello’s second location in Miami-Dade County after its initial site on Washington Avenue in Miami Beach. The new restaurant is expected to begin operations this quarter.
Downtown Doral was developed by Codina Partners, based in Coral Gables and led by Armando Codina and Ana-Marie Codina. The development spans 250 acres and features over 40 shops and restaurants, as well as office space totaling 150,000 square feet. It also includes more than 5,000 residential units comprising condos, townhomes, and single-family homes. Additional facilities include a charter school and a city government center.
Motek, an Eastern Mediterranean restaurant operated by Happy Corner Hospitality under the leadership of Charlie Levy, has opened a new location in Midtown Miami as part of its regional expansion. The café occupies a 5,700-square-foot space at 3255 Northeast First Avenue within a multifamily building that offers commercial space on the ground floor.
Motek began operations in downtown Miami’s Seybold Building in 2020. Since then it has expanded to Aventura, Boca Raton, Brickell, Coral Gables, and Miami Beach. The brand is also growing outside Florida with locations planned for New York City’s West Village, 57th Street area, Williamsburg neighborhood in Brooklyn—and recently opened a branch in the Flatiron District.
The Midtown Miami property is owned by an entity managed by Gregory Katz, Michael Katz, Todd Katz as well as Richard Wilpon of Sterling American. In 2020 Sterling acquired the building—a 24-story structure with 400 apartments—for $154.4 million.
Coral Gables’ administrative offices will temporarily relocate during renovations of the city’s historic government center building at Biltmore Way. The city leased nearly 10,500 square feet at Florida East Coast Realty’s (FECR) property at 2020 Ponce de Leon Boulevard—3,600 square feet on the ground floor and another 6,900 square feet on the twelfth floor—for the duration of these renovations.
Donna Abood and Peyton Dowd from Savills are handling leasing for FECR’s property on behalf of the landlord. FECR is based in Brickell and led by the Hollo family; their modern Mediterranean-style building was completed in 2009.
A luxury womenswear retailer from New York—Rosie Assoulin—has opened a boutique at The Royal Poinciana Plaza in Palm Beach at 340 Royal Poinciana Way. WS Development manages the leasehold for this open-air retail complex originally designed by John Volk in the mid-20th century; it now includes gardens and courtyards along with renovated spaces such as retail outlets and theaters within Royal Poinciana Playhouse.
Ownership records show that Sidney Spiegel leads the trust holding title to The Royal Poinciana Plaza property.
Gateway Shopping District on East Sunrise Boulevard in Fort Lauderdale has added three new tenants: Barolo (a Northern Italian restaurant), coffee shop Pulp & Press (each leasing about 1,500 square feet), plus De la Fontaine Naturals (an artisanal perfume store originating from South Africa) with a lease for about 1,000 square feet. Stretch Zone renewed its existing lease for another approximately thousand square feet within Gateway Shopping District.
Native Realty CEO Jaime Sturgis represented landlords who are entities controlled by Native Realty or Sturgis himself.
G.O.A.T Foods—a local producer of baked goods—has relocated its headquarters within Palm Beach County to a larger facility measuring roughly 68 thousand square feet at 205 Sansburys Way while retaining all current employees (75 positions) and planning to hire up to 150 more staff members.
