Lissette Calderon, the Rubell family, and Lion Development Group have announced a new partnership for a three-phase residential project in Miami’s Allapattah neighborhood. According to the developers’ news release, the first phase will consist of a 21-story highrise with 330 rental units and 10,000 square feet of ground-floor retail space at 1000 Northwest 23rd Street. Construction is scheduled to start in the first quarter of 2027, with completion expected in the first half of 2029.

The subsequent two phases are planned but details will be revealed next year. The project aims to contribute to Allapattah’s development as an arts and culture district.

This marks a new collaboration between Calderon and the Rubell family, both recognized figures in Allapattah real estate. The announcement comes at a time when South Florida’s multifamily market has slowed due to an increase in new apartment deliveries over the past two years and reduced demand from out-of-state renters. As a result, lease-ups have been slower and concessions more common. Developers believe that by the time these projects are completed, market conditions will improve.

Property records indicate that the Rubell family owns the one-acre site where construction will begin. The location is close to the Rubell Museum at 1100 Northwest 23rd Street, which spans 100,000 square feet and features 33 galleries within several connected warehouses. The museum relocated from Wynwood to Allapattah in 2019 as part of ongoing efforts by the Rubells to expand their presence in this area.

Lion Development Group has previously partnered on other major Miami projects such as the planned 38 West Eleventh Residences Miami condo tower, which is set to include 659 units.

Allapattah has historically been known as a Dominican community with roots in fruitpacking but has recently attracted interest from developers and art institutions.

Calderon’s recent work in Allapattah includes several completed apartment buildings: No. 17 Residences (192 units), finished in 2021; The Julia Residences (323 units), finished this year; and Fourteen Main Street Residences (237 units), also completed this year.
