Meritage seeks rezoning for new townhome development in Wellington

Meritage Homes is seeking to rezone a 30-acre property in Wellington, Florida, with plans to develop a 206-unit townhome complex. The proposed site includes six lots located at 16300, 16350 and 16426 Velazquez Road, as well as 16275, 16301 and 16421 Rembrandt Road. The area is near Lion Country Safari.

The Scottsdale-based homebuilder, led by Phillippe Lord, submitted its rezoning and master plan application in November. Each townhome lot would be between 1,800 and 2,100 square feet.

The project requires approval from both the Wellington Planning and Zoning Board and the Village Council. No meeting date has been set for consideration of the proposal.

The move by Meritage comes amid increased redevelopment activity in rural parts of Palm Beach County. These areas remain among the few places in South Florida with enough available land for larger-scale residential communities.

Other significant developments in western Palm Beach County include Westlake—a municipality incorporated in 2016—where Minto Communities has secured approvals for thousands of homes along with commercial space, a school, and police and fire stations. Minto acquired the Westlake site in 2013.

In Palm Beach Gardens, development continues on Avenir, a master-planned community spanning 4,800 acres at Northlake and Coconut boulevards. Approved plans call for nearly 3,900 homes (primarily single-family), a hotel with up to 300 rooms, medical offices totaling up to 200,000 square feet, retail space of up to 400,000 square feet, and a nature preserve covering about half the site. Landstar serves as Avenir’s master developer.

Another nearby project is Arden—a community near Wellington that covers about 1,200 acres. It is approved for approximately 2,300 homes and features an “agrihood” concept centered around a five-acre farm where residents can grow produce. Lennar has invested more than $226 million acquiring home sites within Arden.
