Miami-Dade luxury home sales slow during holidays as buyers seek deals

Most luxury homebuyers in South Florida paused their activity during the holiday week, but a few transactions continued in Miami-Dade County. According to a report from Douglas Elliman’s Eklund-Gomes team, eight contracts were signed for homes priced at $4 million or more between December 22 and December 28. The total asking price for these properties was $54.4 million, with an average of 118 days on the market.

The previous week saw higher activity, with 19 contracts totaling $305 million in asking dollar volume. That period included a significant pending deal for a waterfront Coconut Grove estate listed at $115 million.

The Eklund-Gomes report tracks single-family homes and condos listed on the Multiple Listing Service in Miami-Dade County with asking prices of at least $4 million. Last week, there were 19 new listings and a total of 1,315 active listings in this segment.

Of the eight properties that went under contract last week, five were single-family homes and three were condos. The condos had an average asking price of $6.3 million ($2,318 per square foot) and spent about 72 days on the market. Single-family homes averaged an asking price of $7.1 million ($1,762 per square foot) and remained on the market for approximately 145 days.

The most expensive property to find a buyer was located at 2830 Lucerne Avenue in Miami Beach, listed for $9 million. Property records indicate that Daniel R. Morel purchased this Sunset Island I home for $4.7 million in 2015. Built in 1936 on a 0.3-acre lot, it features four bedrooms, four bathrooms, one half-bathroom, and a pool. The house was originally listed at $9.9 million in February by Nancy Batchelor and Carolyn Batchelor with Compass.

Another notable transaction involved the home at 3470 Poinciana Avenue in Coconut Grove, which went under contract with an asking price of $8 million. Records show Brian Lippey and Jacqueline MacLeod bought the property for $3.8 million in 2020 after it was built that year on a quarter-acre lot; it includes five bedrooms, six bathrooms, and one half-bathroom. The property was first listed last year for $8.8 million by Riley Smith and Brian Sehmann with Compass.
