An Ocean Bank board member has found a buyer for his waterfront mansion in the Gables Estates neighborhood of Coral Gables, which was listed for $39.5 million. The property, located at 540 Leucadendra Drive, is a 12,300-square-foot home featuring eight bedrooms, seven bathrooms, four half-bathrooms, a gym, an office, guest quarters, and a pool. The sellers are Guida Yolanda Rodriguez Macedo and Javier Macedo Rodriguez, who serves on the board of directors for Miami-based Ocean Bank. Property records indicate they purchased the one-acre site for $6.2 million in 2015 and completed construction in 2018.

The sale is part of a broader trend in Miami-Dade County’s luxury real estate market. According to a report from Douglas Elliman’s Eklund-Gomes team, buyers signed 12 contracts for homes priced at $4 million or more between November 3 and November 9. These contracts represent a total asking dollar volume of $120 million with properties averaging 165 days on the market. The previous week saw 10 contracts totaling $97.2 million.

The report covers single-family homes and condos listed on the Multiple Listing Service in Miami-Dade County. Last week’s pending sales included eight single-family homes and four condos. For condos, the average asking price was $7.9 million—about $2,294 per square foot—and they averaged 93 days on the market. Single-family homes had an average asking price of $11 million and spent an average of 201 days on the market.

The mansion at Gables Estates had been listed several times over recent years with prices reaching as high as $45 million before returning to the market this September at its current asking price, according to Zillow. Judy Zeder and Nathan Zeder with the Jills Zeder Group at Coldwell Banker Realty are handling the listing.

Another notable transaction last week involved a house at 2931 Emathla Street in Miami that went under contract with an asking price of $12 million. Sellers David and Marcela Herskowitz bought that property for $1.7 million in 2020 and completed construction in 2023. David Herskowitz is identified as a Los Angeles-based developer and co-owner of Cutting Edge Developments alongside Santiago Arana from The Agency.

Mickael Lancri with Mickael Lancri Real Estate holds that listing.
