Palm Beach sees drop in luxury home contracts as top sale hits $17M

A Palm Beach townhome, previously sold for $16.5 million in April, led the list of signed luxury contracts in Palm Beach County last week. According to a market report from Douglas Elliman’s Eklund-Gomes team, 11 contracts were signed for high-end properties between August 18 and August 24.

The combined asking price of these pending sales reached $64.7 million, with homes spending an average of 150 days on the market. This represents a decrease from the previous week, when 18 homes had a total asking dollar volume of $117.8 million.

The Eklund-Gomes team’s report tracks contracts for single-family homes and condos listed at $3 million or more on the Beaches MLS. Last week saw 27 new listings added, bringing the number of active listings to 994.

Out of the 11 properties under contract, nine were single-family homes and two were condos. The condos that went into contract had an average asking price of $3.4 million—or $1,253 per square foot—and spent an average of 187 days on the market.

Single-family homes accounted for $57.9 million in asking dollar volume with an average market time of 114 days and an average asking price of $6.4 million.

The most expensive home to secure a buyer was a 4,000-square-foot townhome at 220 Brazilian Avenue in Palm Beach with an asking price of $17 million. Records indicate that Crystal Lahners is the seller; she acquired the property for $16.5 million earlier this year. Lahners is the widow of Dr. William Lahners, who was a partner at Center for Sight (CFS) and passed away in 2021. She had previously listed their Siesta Key home for $31.5 million in February but has since removed it from the market.

Built in 2022, the Brazilian Avenue townhome features four bedrooms, five bathrooms, and a pool. It was first listed at its current price in May by Chris Leavitt with Douglas Elliman and Ashley Copeland with Brown Harris Stevens.

The second-priciest contract was for a nearly 5,100-square-foot waterfront residence at 961 Iris Drive in Delray Beach, which had an asking price of $8 million. The seller is John Acunto, who bought it for $7.5 million in February according to records. Built on half an acre in 1978, this home includes four bedrooms, four bathrooms, two half-bathrooms, a pool and a dock as described by records and listing details.

This property was listed at its current price in March with Tinka Ellington and Rene Mahfood from Compass representing it.
